Building Permits: What You Need To Know

Building permits are an important part of the construction process, but many homeowners find permits confusing. Permits establish that work meets code standards for safety, which protects homeowners and the larger community. Knowing permit requirements can help us avoid potential issues when taking on projects.

In this article, we’ll provide an overview of building permits—what they are, when they’re needed, and how the permitting process works. With a better understanding of permits, we can approach our next construction or renovation job with more confidence.

What Is A Building Permit?

A building permit is an official approval issued by the local authority that allows construction work to legally proceed. Permits are required for many addition and remodeling projects to confirm the plans meet zoning, building, and safety codes. When we obtain a permit from the building department, our project plans are reviewed. If the plans comply with regulations, a permit is issued. This green light allows work to begin, with periodic inspections required throughout construction to ensure compliance. Permits provide oversight of projects so homeowners and contractors build safely and to standard.

When Do You Need A Permit?

Many homeowners are unsure when permits are mandatory. In general, any structural work, electrical wiring, plumbing, mechanical systems, or demolition requires a permit. Some examples include:

  • Building a deck, porch, or accessory structure like a garage or shed
  • Finishing attics, basements, or room additions
  • Major kitchen or bathroom renovations
  • New driveways, sidewalks, patios, retaining walls
  • Electrical system upgrades or rewiring
  • New heating, cooling, and ventilation systems (HVAC)
  • Plumbing work like new pipes, septic tanks, wells
  • Roof replacement or structural roof alterations
  • Swimming pools and hot tubs
  • Fire sprinkler systems
  • Commercial tenant build-outs

These are just some common projects—local codes clarify exactly what needs permits. When in doubt, contact the building department early in planning. It’s better to find out upfront to avoid problems down the road.

Understanding The Permitting Process

Navigating the permitting process involves several key steps:

Submitting The Application

First, we’ll submit a permit application to the building department with specifics like project address, work details, and construction plans or drawings. Provide as much detail as possible on the scope and design. The more info is given, the faster the approval.

Plan Review

Next, the plans go through review to ensure they meet all applicable zoning and building code regulations. Here the project is checked for safety and structural integrity. The building department may request revisions before approval.

Permit Issued

With approved plans that pass review, the actual permit is issued. This authorizes work to proceed. There is normally a fee we must pay to receive the permit based on project size.

Inspections

Throughout the job, inspections will occur to validate that work complies with plans and codes. The permit will indicate when to call for inspections at pivotal stages. The work must meet standards at each inspection before moving ahead.

Final Approval

After passing all inspections, the final permit can be signed off to certify completion in compliance with codes. We may receive a certificate of occupancy stating the building is suitable for use.

Using Permitting Software

Technology like permitting software is streamlining parts of the permitting workflow. It allows online submission and tracking of permit applications. We can submit plans and documents electronically versus going to the building department in person. Some software also allows scheduling inspections online. The software facilitates a faster exchange of information between jurisdictions and applicants during permitting.

Why Are Permits Important?

Permits might seem tedious, but they serve an important purpose. By following permit rules, we create safer buildings and protect the public. Permits ensure projects meet minimum standards in the building code. Codes cover structural integrity, fire safety, access, ventilation, energy efficiency, and more. Adhering to codes reduces safety risks in the event of disasters like fires or storms. Beyond safety, permits also guard home values. Work done without permits can make it difficult to sell or finance a home later. Permits provide critical documentation of legal work.
